What are the best ways to monetize it?

Hi everyone,So here is the deal.Started a PM company 10+ years ago as a subsidiary of our turnkey company (IMO it's a tough gig selling turnkey if you don't also manage in-house)Hated the PM business for a good 5 years or so.Then one day I woke up and smelt the roses and realized that PM is not so bad after all.That of-course came at a time when things actually started to work and we actually started to "work" the systems just as they should be worked lolWe have reached a point now where it's a pretty well oiled machine other than the minor $#@% that we fix on a daily basis.The business motto is systemize, optimize and monetize which is a work in progress but chugging along.I'm confident that with the operation as it is today we are at a point where we can start to significantly scale.Organic leads are flowing in nicely and we grow at between 10-15 units per month or so.My questions are:1) How do we potentially find other "mom and pop" shops what want out of the business and we purchase to take over?

We see many investors that generate good leads, but they don't have their "team" in place to monetize them.

If I was older with a shorter duration until monetization of assets some other technique would be called for.

(date the rate, marry the mortgage)TLDR: home 1: House on navigable water 2/3 acre. interest 2.75% @ $288k remaining... monthly payment: $1650/mo, rents: $3000/mo, net after expenses: $500/mo and goes up to $1000 after 5 years.home 2: 7% interest @ $550k in the school district we want and nicer home.I want to time the interest rates correctly so they don't go down and prices go up and we get priced out of the market.

Is this a passion project or do you plan on monetizing this somehow with larger educational programs?  

It's funny when people say $10k/mo isn't enough, but then they want to replace their W2 income which isn't even $10k/month.Most people here on BP would love $10k/mo net from their rentals; they'd quit their W2. 

I need help to find any organizations or non-profits that can monetize the $ 8,000 Tax Credit for a first-time home buyer.

If there is no way for you to monetize your contacts on social networking platforms or to market yourself then you need to mindful of the amount of time you invest.

The gross profit (rent minus PITI) from those 4 homes is 1900/mo.
