With virtual assistants and temporary office spaces provided, small businesses simply don’t need a physical office anymore. 80% of business can be done though a cell phone on a golf course and the rest at the dinner table with your client.

I have a love affair with brick properties as these will require virtually no exterior maintenance, brick is timeless, has character and gives a nice clean look in my opinion.

I have a fair amount of real estate experience and a real estate license, but virtually no experience with wholesaling or wholesalers.I've heard and (I know it's good) that most investors will want to make sure the wholesale deal's title is clean (or clean-able) with the contract price.SO...how are you going about getting these title searches?  

So it worked for full time RE investors  but not part time.. and of course any business owner that needed to build a new facility.. that's why you look at say Jackson MS which was the northern tip of the go zone.. and virtually every car dealer built a new facility during those years. 

You have to educate yourself, read up on the topic and listen to podcast and network virtually (or in person) with other like-minded investors.

Return and risk are virtually always inversely proportionate, which is why no one pays you anything on an FDIC guaranteed checking account but junk bonds might give you some crazy rate of return.
