I am a travel physical therapist and I would like to long-distance-invest in the Kansas City, MO area for my first investment property.

I do not get much time off from work and am unwilling to give up what little vacation time I get with my family to travel for investing. 

Also have paid off cargo trailer (~$5k) and car (~$2k).

30 days sound more like traveling nurses or the like, not a vacation rental. 

Your profile mentions that you like to travel - It would be interesting to see if some of that travel can be considered a deduction if you acquire properties in areas that you like to travel to.Good luck in your search for a CPA.

The bottom meter is also connected to the jacuzzi (which we put in) and a 30 amp trailer hookup (from the mobile home, which we will use once the reno is done for our travel trailer).
