At that time there were no escrow services so I had to pull 72k out of the bank, put it in a plastic shopping bag and hike it over to the title office for the transaction.

Which means it'll be hard to shop by "listing agent sucks at their job," since online reviews only tell you the consumer perception about how good someone is at their job, which is only vaguely correlated with how good they actually are.

@Mike H I was under the impression that a Broker would shop around for you and use his connections to find a local bank with good rates willing to do a commercial loan for your properties.
