Shop around for local lender and get the best deal. $130k salary will get you a lot of offers (depending on your debt of course).

@Mike H I was under the impression that a Broker would shop around for you and use his connections to find a local bank with good rates willing to do a commercial loan for your properties.

People shop for  vacation rentals so you need to respond regularly.  

It's a modest duplex with projected positive cash-flow.We'd like to shop for a CPA but not too sure what to look for other than whether they have Real Estate experience and if we can find any customer reviews on them.  

I'm sure this is a small, affordable, community that you can setup shop in.Financing - I prefer to buy with cash at well below market and then get it rent ready.
