BP has often suggested taking them to lunch, but I am communicating with some who are out of state and with covid, others may not be as comfortable with meeting for lunch. 

The USA doesn't need 100,000 "communications" or "gender studies" bachelors degrees. 

Communication/Process - With my beginner/intermediate competency in Spanish, clear communication throughout the process was sometimes difficult.

Out of our 900+ tenants, I only have a handful with high ($5k+) balances and no communication.

I have a strange one.A tenant hasn't communicated ever since moving in on March 1, 2021.Prior to move in, communication was good, during the application process, during the lease signing, communicated by phone, by text, by email, no issue.  

I just closed one earlier this year where the Seller tried to back out multiple times after signing the P&S and was on an emotional rollercoaster for 60 days leading up to close.If you couple the sellers situation with any less-than-stellar listing agent, you have a recipe for slow communication and lots of ups and downs.

After that, the return they stand to make will be important in their decision making process, as well as how you plan to communicate with them while their money is invested.  

We do have one prospective tenant who has been very communicative and punctual thus far.

I don't support this Landlord's method of communication, but I certainly understand his anger.
