Hi All,One issue of contention over the years I've found is tenants using the hallways as personal storage.Typically when I leave a note/ ask the items do not leave or return eventually.

Net profit $28k.I happen to love condos/townhomes because I am not responsible for exterior items such as roof, siding, landscaping, etc. they also require very minimal investments and minimal risk exposure.

This is an issue that is hammered out between the lawyers.In CT any security deposits are transferred to the new owner, there is a line item on the closing statement for this.

Also if you purchased the home on the California Residential Purchase Agreement then most likely you signed Pg8 Section 22 Item B which is the Arbitration clause which means you will need a neutral party to mediate the issue.However I agree with @Scott Carder if the repair is not very expensive 1k to 2k it might be easier and less stressful to just fix it and let it go.
