For big ticket items i buy warranty so it would be free to replace but also adds to the cost 500 a year roughly, which imo well worth the cost.

I created a checklist of functional items (faucets, deadbolts, garbage disposal, etc) to check every time there is a new tenant, that way if they break something, you can go back to the checklist and show how it was working properly when they started renting the place and you have a better argument to pass the cost on to them.

Many times the stated cap rate is far from the actual cap rate because the listing broker leaves out major items like vacancy, PM & repairs just to attract more eyes to their listings.

@David Lamb If it were me I would briefly allude to the part of the lease where it states they have inspected the premise and find it acceptable, and say I am not interested in paying for these items.

We ended up doing $500 in repairs that three plumbers deemed unnecessary and stupid because the buyer's agent reworded an item from the inspector's report, and we failed to catch it.
