I'd research realtors online, or maybe someone on this forum can give you a recommendation.

Both online and with paid professionals in person.

My plan was to talk to a realtor to get a realistic idea of the potential value of the property; bring in my contractor to get a realistic price on the rehab to make it a better rental and to try to find rental comps online.

In particular, there is a large garage with a second story that I could use to create another unit, which I'm sure has not been figured into the ARV I've seen online. 

They will have a reputation to upkeep, so most likely they will not give you bad contacts.

This tactic is good because you are building a reputation with that agent to be consistent and reliable till they give you a yes, and that agent does not have the capacity yet with a big team to manage the listings and open houses. 

With a turn key provider, I would say that you can get some good property and that is definitely an option, but it can be difficult to decide who to use and who is reputable and then to actually look after your portfolio once it is purchased, may be a different story especially if this is a long way away from your home base.
