Short term as in Air BnB style?

Against my advice, my friend is doing a "press to test" on withholding rent due to a broken air conditioner for the whole summer.

Then when our house is built, we can rent it out on Air BNB.  

Then after that, you enter and open up the doors/windows to air it out for about an hour, then they can re-enter the unit. 

Vacant houses are subject to getting the Air Conditioner Condenser ripped off.  

I'm originally from Pennsylvania, but joined the Air Force directly after high school and have lived in multiple parts of the country.

The house is a little over 2000 sq ft, newer roof (less than 5 yrs), newer windows (less than 5 yrs), 12 yr old water heater, multizone heat (1 year old furnace), forced air AC ( approx 1 yr), living room, family room, unfinished BS, 4 beds and 2.5 baths.

You can do an air pressure test for plumbing, don't know about gas.
