There is a long story leading to why that was my first book instead of my typical romantic novel, but in short, my mother decided to transfer her current home/commercial rental property over to me earlier that day, and just sort of told me casually over an after-lunch phone call -hence I panicked and went looking for books to read.

When in fact there is more people that think they want or need to do this than there are deals in most markets.. and that's buy a long shot.... there are only so many FSBO's out there the rest of real estate is transacted in the RE INDUSTRY by licensed individuals who do this for a living and a career.So if people want in the industry get in the industry.... if you want to buy and sell real estate then get your money together and go forth and do that.. but to do it with no money no credit and just trying to sucker people into crappy deals I see NO honor in that.. and I see it as a huge time suck and failure for the vast majority of people who are influenced by this romantic notion that this is the way to make big money.Sure some do it NO doubt.. but then again some become sports stars and some make it big in what ever business they choose.. the cream rises to the top.. but I submit the successful wholesaler who actually makes big money is far and few between and would succeed at almost any business the tried..

I have always found Nick Britton to be an egotistical, arrogant individual who is very young and grossly immature and I politely told him plenty of times I had no romantic interest.Again it was my mistake for choosing to work professionally with him after his prior sleaziness.

And this probably sounds silly, but recently I got the illustrious and romantic idea to purchase a 4-plex using FHA financing in San Diego (read: expensive and won't cash flow, but vacancies would be low [very desirable city], and although prices have increased substantially in the past few years, I have to think there's still some room to grow, especially if I'm in it for the long-haul, though I know that multis don't appreciate as much as singles).

It is romantic to think you can pass that fee on to the borrower in some fashion but even borrowers who need/want seller finance know what points are, would you sign up for 4% or 5%?
