Deal Insurance, preventing sellers from backing out signed contracts
HEY BP, this has been on my heart lately as I'm getting a bunch of my coaching clients asking about it as well. What do you do, when the seller just changes his/her mind and decides he no longer wants to sell the house TO YOU. After this happened to me, about 5 times, I believe i lost enough sleep for all of us before I decided to fight back.
One time another investor buyer was trying to steal my deal by offering a seller just a little more money. He actually found the seller and told them that he knew me. He told my seller that I didn't have the money and couldn't close on the house even if I wanted to. Actually he was right, at that time I had no way of financing any houses and unless I found a buyer to wholesale the house to, I was going to be in big trouble. After a few weeks of dragging my seller out, I did find a buyer, but it was very stressful to say the least. This other buyer was a cash guy and could close in a few days, so I knew I didn't want to have to compete with him. I didn't have to use my Deal Insurance on that one, but I consider myself lucky that one time.
