Round up the bird dogs

I am pretty lazy. I like to have other people do my work for me. That is why I love bird dogs?

Bird Dogs are people who are willing to fid properties for me. I pay them for every property that they refer to me that I actually buy. That way these people are working for me for free unless they bring me exactly what I am looking for.

So how do I find bird dogs?

I have a few categories of people that make great bird dogs

Police – the police know where all the problem tenants are, they are a great source of burned out landlords. A little more grim, but the police also know when and where a murder has happened if you have the stomach for those deals.

Garbage men – these guys know when someone is cleaning out a house.

Postal workers – these people know when a house becomes vacant before the grass gets too high.

General Contractors – these guys know when a landlord has a big repair bill. Even more exciting they know when the owner doesn’t have the money to do the repair. Give me that lead and I will make a creative offer that will buy that house.

College students - Most people don’t bother with college kids, but these kids will work hard to find you a property. They are super cheap labor.

Rent to own buyers – This might be my favorite category. Every time I sell a house with rent to own or owner finance terms, one person and only one person gets the house. ALL of the other potential buyers didn’t get a house. Those people still want a house, so why not let them go out and find a house that you can sell to them. I don’t pay them for finding the house. What I do is I give them first dibs on buying the house if I can negotiate a deal on the house. So not only do they find me the deal, but they also buy the house from me. What is better than that?
