Due Diligence - Title Work

Received the title commitment draft yesterday and it has two interesting things in it.  The first is a lien, by an auto company, against what appears to be a prior tenant but against the property.  Not sure how that happened, I'm guessing fraud but the whole experience is new to me so not completely certain.  Back to the lawyer for that one.


The second is, the lots all seem larger than the county description and what is on the plat map.  I didn't measure them personally but did pay for a mortgage survey and was looking forward to finding out what happened.  The answer is, the lots include an abandoned alley way across the back.  Now I know the rest of the story.  It doesn't particularly matter, just more grass to cut but it's always nice to know what's going on.


On a separate note, it is becoming clear to me that I underestimated how complex it would be to operate two wholly separate LLCs.  Now I'm thinking of creating a third to be just a management company.  And I'm thinking of hiring a part time employee.  Just saying...
