La Zagaleta - Constructing Your Villa Property
I have written before about some of the benefits of constructing your own La Zagaleta property and there are some inportant points that I omitted. The estate covers some 900 Hectares and there was only planning submitted by the owners for 415 plots. Now there are 245 houses currently constructed and the majority of the remaining plots will be around the Los Barrancos area, all of which are unreleased. There are, however several pieces of land currently on the market representing great value for money, coupled with excellent sea views.
The estate does things a little differently, therefore small plots of land were never on the market. I.E. anything under 3000m2. The other factor that adds to the developments exclusive feel is that constructors are only allowed to build 15% of the plot size and given the average size land for sale is approximately 4000m2 you don´t have properties hemmed in by each other.
When you get your architects plans and your design finalised it is worth noting that within this area planning will usually take 18 months to 2 years to get granted. There are some aesthetic regulations that La Zagaleta imposes on a new build to keep a certain degree of uniformity to the estate. Each villas front facade must only be two levels, the side and rear can be more if required. The tiles used on the roof must also be that same colour and style as all the others too.
Given that La Zagaleta it based in a hilly and mountainous area there will always be the need for retaining walls. This can be the third largest expense you will incurr, behind the cost of plot purchase and construction. You will have a property that does have inherent equity when completed and building your own house will help you save 20-30% on the price of a new property.
