The MOST Landlord Friendly States

This seems to be a fairly common topic, but I'm curious what laws and regulations make what states more landlord friendly. Would love to hear some examples. 

I live and invest in Idaho and there are a couple laws on the books that make it landlord friendly and keep me investing here;

-HOAs may not regulate property use anywhere in the state. Property owners can have STRs or LTRs anywhere they want, regardless of HOA rules. That doesn't mean the HOA can't make your life miserable, but by law, you can do what you want with your property.

-The state just passed a law this year that no municipality can regulate fees or charges for rental properties

-The state passed a law that any type of rent control in the state is not allowed. 

What makes your state landlord friendly?

The same things. We have more freedom with our properties. No rent control. No requirement to take Section 8 tenants. Fraudulent service animal claims can be fined. Eviction courts are open, fair, and typically available within two weeks of filing.

 Very cool- I haven't heard of any regulations around service animal fraud, obviously a big issue.

I am in FL and we are very landlord friendly. Attached below is a link to our Tenant-Landlord laws, peak through it when you get a chance, it is very interesting.

Also, our Governor Ron DeSantis just passed a "Squatter law" which always a homeowner to reclaim their property INSTANTLY under these terms 

  • The individual has unlawfully entered and remains on the property;
  • The individual has been directed to leave the property by the owner but has not done so; and
  • The individual is not a current or former tenant in a legal dispute.

First in the Nation to do so.
