I was surprised to find out that State Farm considers a duplex residential but a triplex and up commercial thus increasing the premium by 50% in my experience.
I'm currently insured with State Farm and have had this discussion on how many units are considered commercial. My agent has told me that 5 or above is commercial. Also they will not insure a commercial property.
