Unique flooding insurance
I have tenants moving into a property (condo) that has recently fell victim to flash flooding. The property's risk to flood is rather unique (and has increased in the last few years), but I want to make sure if there is any risk to the tenants, they are covered. There is a retention pond nearby that is no longer draining out efficiently and has become more concerning with very heavy rain. The city continues to struggle to address the problem. I am wondering if you all have recommendations for insurance companies to help me out, since I've been striking out quite a bit.
The association's policy does not cover flooding.
In the lease, tenants acknowledged they are strongly encouraged to hold renters insurance that covers flood damage.
The property itself would not sustain much damage even if it had 5 feet of flooding - $300 damage tops.
However, I am concerned about the surrounding area making it unsafe for the tenants to travel into the unit. Or worse, God forbid the tenants get injured in the flooding while on the property.
As I understand it, I need a non-FEMA flooding policy, and I have no idea which companies I should start talking to.
