Explaining Wholesaling to motivated sellers

Hi, my name is Jordan and I'm a wholesaler. Through my marketing i get alot of motivated sellers calling me with leads. What is the best way to explain what i do as a wholesaler to a motivated seller who dosen't know much at all about real estate. Thank you very much.

Look, there will just never be that perfect first deal to jump head first into.

Is there a risk you have to back out and you've wasted three weeks of the sellers time. Yes there is, and its not a good thing at all. I have never had to cancel a contract but I've had friends who did. What it comes down to is if you can honestly say at the end of the day you did EVERYTHING within your power to make that deal happen then its okay. That is what is most important to me, you might have read my post about my most recent deal. It was brutal, I should have given up. The time spent versus financial reward was a bust. I jumped into that deal with a commitment to make it happen, to the seller, the agent and the son living in the granny flat. So I kept my word and did it, but there was tons of chances for me to just back and and let my fear consume the deal and kill it for all of us.

There is nothing wrong with taking on a deal you aren't sure you can close on. You need that fear, it is what is going to make you successful and push you to success on the next deal. It is crucial you take the seller into consideration and there are circumstances where you might not want to take on a deal if you know it could mess up something for the seller but that would be rare.

Call me cocky if you want but I know for a fact on the deals I've done, even my very first I was the best option for the seller and I made things happen that a realtor would have never been able to pull off. That is wholesaling, that is what its all about! We aren't here just adding a price to a house cause we think we can make it. Once we add value, we get paid. The secret is figuring out how you can do that.
