How to Wholesale ethically?

Hello. I'm interested in becoming a wholesaler, and I was wondering how to go about it ethically? So far, this is what I know:

Be transparent with the seller your intentions of wholesaling

Show the buyer everything there is to know about the property

Don't have a contract as a buyer when you don't intend on buying

Don't advertise the property at a higher price without first having it under contract

What are some common mistakes to avoid? Is there anything else I should be aware of that I could miss? Thank you for reading.
