Trying to double close or just assign my contract

I currently planned to do a double closing, I have got under contract an agreed purchase price from my seller and now have a contract that my buyer sent me for an agreed amount to purchase this property. The next step for me would be to find a title company that would do this for me but first I am having trouble finding an investor friendly title company in my area (located in eastern Pennsylvania). Second I am having trouble figuring out how I would present both contracts to an title agent, the buyer wants to use their own escrow agent and title company. So after I sign with them they will order a title search and proceed with closing. Can some one please give me advice on what to do, or even how I would begin to assign this contract to my buyer and still make a profit?
