I am having a hard time finding a purchase agreement that is both assignable and contingent on financing. this is my first attempt at a wholesale deal. any insight regarding the process of negotiating and presenting the contract is much appreciated.

I would check the "FilePlace" under resources link above.

Aaron, keep in mind that if you have a contract that is contingent on financing your end buyer can get out of the deal if he or she can't get financing. In that situation you have no deal either!

Most contracts used for wholesaling have no financing contingency. The wholesaler insists on their end buyer having the cash to do the deal. That way there is little risk of the deal not going through. Good Luck - Ned
