Is Assignment and Double Closing two different contracts?

Hey BP, so since I have little liquid cash to start playing with the big sharks, so I have decided to do wholesaling to get my cap up to start buying properties. As a newbie to wholesaling what are some of your mistakes you’ve made so I can learn from and what are some good ways to find deals and build my buyers list.

Now as far as the contract for when I do find a deal, how do I draft a contract, what’s included in a contract and are there a difference between assignment and double closing contracts.

P.s. if you have a double closing contract I can use as a guide thats would be greatly appreciated.
