What contract to use when I find a property from marketing?

Hello BP community,

I've been doing some direct marketing for a driving for dollars list that I've developed and been adding to. Once I get a response from a seller that turns into a deal, is there a general purchase contract I can use to buy the house? I've only used contracts from realtors before when buying my own residences.

Those forms seem a bit elaborate and unnecessary for a direct seller purchase. Is there something simpler but still legal for a direct purchase from a seller?

Thanks,

Brian
