Contacting Owners to Purchase Options

I am new to wholesaling. I have located propoerties for investors in the past on an informal basis.

I have read alot of books and forums to gain information. I am ready to begin my marketing and generate leads. I am a contractor and it took a lot of learning to deal with customers. I am sure this is the same. Here is the approach I hope to take. Please provide constructive critcism.

When I contact home owners about purchasing their property I want to be straight with them while not giving up to much information. My plan is to make an offer on the property and ask for the longest term possible, minimum 90 days.

When asked I will explain the time is used to perform due diligence and arrange financing, or allow aanother investor I work with to make the purchase. Either way I do all the work and the home owner sales the home without using an agent and pays no commission.

Hand them the option fee and and the assingable option contract and pen.
