Speaking to Relatives?

Hello all,

So, I have been making cold calls to generate leads for wholesaling, my strategy is to call and ask if they happen to know anyone looking to sell in their neighborhood, then ask if they themselves are considering selling. With that being said, my skip tracing source provides relatives numbers, when I call the relatives I usually just ask for the owner of the subject property, they usually say their relation to the owner, or that they would forward my number, I would always follow with asking if they happen to know anyone selling in my target area. I feel like this approach is not always effective. 

What would you say in this situation speaking to relatives? or What are currently saying when speaking to relatives?
