Best Resources to Learn how to Estimate Repirs

Hi fellow wholesalers. 

Could anyone point me to some resources that can help wholesalers estimate repairs for a property? I know it can vary by market but are there any general guidelines, rules of thumb that people are using? How do seasoned wholesalers determine accurate repair costs?

What I do know is basically look at what needs to be replaced (EX: windows, interior paint, flooring, HVAC, roof, etc.) and then 'guestimate' a rough cost for each item. For interior paint I'll use a price per sq. ft. multiplier. So say 2,000 sq. ft. house I'd use apprx. $2 per sq. ft. Stuff like that. I feel there is a better way to do this as well as a more accurate way.

How does everyone else do it?
