What are my next steps? Help with contracts.

Hi so I've been working on finding potential leads. I have developed a decent list and created an excel sheet for them. I also sent out direct mails to those properties after researching and finding the owners and mailing addresses for them.

I need help knowing what exactly the next steps are if I get a call. I know I'm supposed to make an offer and sign contracts. However, all of the research I've done is very basic. What would be my next step if I received a call? Would I ask to see the inside of the house before making an offer?

Also, as far as the contracts with the seller, what needs to be included? Is there a specific already written contract that I am able to use? Same for the buyer. I will continue to do research to find the answers since I am new to wholesaling still and I am really trying to make this work! Thank you guy a lot!
