Rookie Wholesaler Seeking Advice

My brother and I are focused on getting our first wholesale deal done. We have seen around 20 houses and have crunched up the numbers according to a formula we were taught by an experience investor, however, the majority of the offers haven't even been close to what the sellers want to here. We have been told several times that all it takes is 1 and to be very patient in this industry which makes sense. Also, due to the lack of familiarity we have with our buyers, its hard to determine exactly how high of an offer we can make to the seller.
