Where or How can I find a wholesaler in one state or area?

Some ideas to help protect you when dealing with unlicensed brokers:

1. Always require WRITTEN comps that can be substantiated2. Always require WRITTEN bids from LICENSED contractors3, Always require WRITTEN comps to substantiate ARV4. NEVER pay a non-refundable fee5. Always correspond via email so there is written record to bring suit in the event of misrepresentation.

Unlicensed brokers generally have no insurance. From personal experience most just pull their ARVout of thin air. Lets see: claim it costs x and it will sell for y. If someone uses an agent, an agent won't provide or should NOT provide the BS an unlicensed broker does. They should not or do not provide rehab figures (to protect themselves). They should tell a prospective buyer to get their own bids. They can provide comps in some situations on an updated unit vs an original unit. Agents have something to lose, can be fined, and have their license suspended or revoked. Unlicensed brokers, acting as fringe operators skirting the laws have nothing to lose. They are acting as an agent without the laws, ethics requirements, education, and insurance that are vital IMO. I have been watching one unlicensed broker on BP. They have a local property they have been trying to unload. Their price keeps going DOWN, but their claim of value keeps going UP. Figure that one out!

Also if you see bandit signs billboards or internet ads stating "we buy houses for cash" you can contact them and ask to be put on their buyers list. The cash they're referring to is yours or mine. Few wholesalers can close even the smallest deals on their own.

BiggerPockets or post a craigslist ad saying your looking to connect with a wholesaler in a specific city.

You can look in the marketplace forum here for deals. Often they are offered by wholesalers. If you become a plus or Pro member you can post looking for deals or wholesalers.

If you go to local investing clubs, Meetups or REIAs you will certainly run into some.
