Grand Rapids, Michigan Market?

Hello BP, I was wondering how is the market doing in the Grand Rapids and Kalamazoo areas. Anyone that can shed some insight with me on the market there I would greatly apprecitate it. I have been asked recently by several investors about properties there.

Just Google Grand Rapids and rankings, etc. and real estate--you'll learn lots.  Most investment properties get 10-12 offers the first day they go on the market.  Vacancy rates are less than 1.5%.  Lots of new investment by universities, medical industry and tech industry--not to mention the development going up to support the growth.  There is a huge investment now into professional rental housing and condos in the downtown.  The Kentwood area has seen a growth in duplexes.  Housing is still very affordable for investors--but harder to come by as the market tightens up.
