I have a potential wholesale deal in the Portland area of Louisville, Kentucky. I'm looking for advice as to if I should contract the property or leave it alone because the area it is located. If you know anything about the Portland area could you give me some advice as to if I should contract the property or not, Thank you!

Hey Brandon, I don't know much about Portland, but you can check online for some information. Go to CLRSearch.com and look up the crime rate and vacancy rate for that zip code. Then go to Citydata.com and use the map feature. You can actually see the per capita income for that subdivision (unfortunately, they don't have crime on the map feature). You can also look up the school's score for that area. I would also recommend driving the neighborhood. Do you see a lot of boarded up, burnt out or vacant buildings? Is there pride of ownership or is there garbage and graffitti around? Finally, talk to the people that live there and ask them how they like it. All of that should help you get an idea of how a neighborhood it is.
