I am in the process of educating myself on the Wholesaling process.  Where can I learn the questions to ask potential sellers and where can I learn how to fill out the proper documents.  Any advice will help.

First listen to the wholesaling podcasts, particularly show #116, and also the Michael Quarles Podcast on negotiation and marketing.  The information in those particular shows is incredible.  There are also tons of other podcasts on iTunes with excellent information, some of them are "gurus" but that doesn't mean that they aren't filled with excellent content.  Don't worry about having all your ducks in a row making sure the contract is filled out correctly. All that can be fixed with the title company and they can help you after you submit the contract.  Its almost more important to start and take your lumps, because there will be lumps.  Once you have persevered and finally gotten a deal complete to a buyer, all the ancillary stuff will be clear. My old boss had a saying, "throw yourself into the sh*t, and see how you smell when you come out."

Once you have a general understanding of the process, I feel like ACTION, getting out of your comfort zone, and perseverance are the keys to success.
