Where do you find the purchase and sale agreement contracts and assignment contracts and how do you know they are legit?

As Brandon said I would look into working with a RE attorney to draft contracts for you. If not the cheaper route would be to go on lawdepot and create an account. They can draft contracts for you based on your state.
