Google PPC, Facebook Ads, & SMS Marketing for Wholesale Real Estate

I currently run a business that does Google PPC, Facebook Ads, and SMS marketing management for wholesalers. I currently have three clients and everything is going great but I'd like to gain more clients and expand my business. Does anyone have any tips to find wholesalers who'd be interested in this service? I've tried cold calling Google My Business and most people think I'm a scammer but I'd like to find people to work with who I can actually help. Thanks!
