Wholesaling question in Montgomery County, Maryldn

Hi everyone,

I'm looking at a possible wholesaling deal in Montgomery County, MD. I'm not trying to get into wholesaling, just thinking about doing it this one time. Basically, there is a vacant, free and clear owned lot and an interested buyer. I believe the seller is motivated, but may be hard to reach. If I can do the legwork and get the property under contract, I have all the parts for a wholesale deal. Just have a couple of questions for someone who has more experience than me. 1. Need an attorney to help me put together the right contract with an assignment clause. 2. Should I contact the seller directly or go through the real estate agent that previously used to list the property on the MLS? If you have thoughts, please DM, as I might have additional questions.
