NON Resident investing in the U.S real estate

Hello,

Anyone here a non resident investing in real estate and has figured out how to protect themselves from estate taxes (40% of value).

I want to keep buying real estate portfolios but want to figure this out if anyone has done it or can connect me to someone who has.
