All over Indy are plenty of great spots for house hacking. -- for areas south, I would do Beech Grove, Decatur - Perry - Franklin Townships, and University Heights areas.  I just talked to a lady yesterday that is very successful in the University Heights area (near University of Indianapolis) with college housing.  You could also look Butler, Marion, IUPUI, and Ivy Tech areas.  Or look at the trendy downtown areas -- I had a rental in Bates Hendricks areas and all of my applicants were grad students, young professionals looking to live together to save on costs but live in the areas they wanted to be.  Lots of options.  let me know if I can help.
