Will lenders accept rental income of a house hack (room by room rental) as income to qualify for mortgage?

Great question! Depends on the lender. I know some that I’ve talked to that will not and others that consider it with a signed 12 month lease. I’d say talk to everyone and see. Give @Grant Schroeder a shot, he may have something or know someone that can help you out. I think some lenders are becoming more open to it!
