What's in Springfield OH? I keep getting offers/investment opportunities from a realtor I know in the area.

Is the juice worth the squeeze there?

I like the tertiary markets close to Central Ohio. There's less competition and the monthly returns are good with the price to rent ratio

Limited population growth, but still affordable when comparing median income to median home/rent costs. Price growth was strong YoY. Don't sleep on the smaller (less sexy) markets...less competition there!

I keep hearing they want to make OHIO the Silicon Valley of the midwest.

Where are they building all of these foundries and factories for that?

It depends on how the numbers look - how much cash flow we talking? What's the cash on cash return or cap rate of the investment deal? If it's a really good one, maybe worth considering. if it was an average deal, i would pass. You can still find deals that positive cash flow (aka hit the 1% rule) and have amazing appreciation in Columbus Ohio so I'd personally rather invest there. Springfield has institutional level interest the answer is yes. Once these guys enter markets they don't stop. You want to see new housing around you it's a great sign. I wouldn't touch existing I'd make similar moves and get land or look at infill lots. As land tracts and utilities become constrained markets within 45 miles of columbus downtown are getting filled in. Circleville to Newark to Delaware to Springfield. Those are the 4 corners I wouldn't go outside of that. Here is an article that talks about the new subdivision out there

Thats northeast and northwest of Columbus - directly west past West Jefferson and London is declining rapidly. Springfield is where Trump said people were eating cats and dogs.
