Student Rentals in Ontario

Hi everyone, I will be getting my hands on a property in belleville ontario that I plan on using as a student rental on a per room basis. The area has a small college with a surprisingly large international student base and very close by bus

This will be my first time with a student rental so I was wondering if anyone has any specific advice for this situation?

I know for the lease you will want the parents to co-sign as a guarantor as the kid will have no income, but what about international students? how do you screen them effective to ensure they will pay?

Also, now that we're forced to use the standard lease, is there any clauses I can add in to protect myself that's important for these student room rentals?
