Contracts without a broker

Intro

I am currently looking to make some capital gains wholesaling real estate. I have a few good leads but I am in need of a valid contract. My broker sent me one of theirs but it has their info on it.

Question

Where would I go in regards to finding a wholesaling contract(Purchase agreement, sale agreement,addendum, etc.)
