I am looking to become a real estate investor I am inexperience but knowledgeable to an extent.  I was instructed to go online to locate and articulate to private money lenders in writing a lucrative business deal as to why they should lend me money, also communicate with realtors and build relationships with them. Also I'm trying to familiarize myself with the terminology, protocols concerning contracts and contractors. I looking for advice please help

I agree with what both Ryan’s above @Ryan Whitcher and @Ryan Blake stated about gaining experience first in order to attract private money. My business partner and I worked for a couple of years flipping houses using our own funds, credit lines from banks, and hard money loans before we were able to attract private money.

I don’t know your situation personally but this is what I tell people who come to my investor meet up group in Mesa, Arizona, “if you don’t have any money, and you are an adult, and you believe real estate investing with solve you problem of not having money, then you are confused about what your problem is. You don’t have a money problem, you have a money management problem.” There is no reason an adult in the United States should not have some money. If they don’t then there is no way I would lend to them because they have already proven by their fruit on the tree that they don’t know how to manage money, otherwise they should have some. If they don’t know how to manage their own money then I don’t want them managing my money.

The easiest way to attract private money is success. If you are out there doing deals and making money, then people will want to invest their money with you.
