CRM for Buy and Hold Investors

All,

I am a beginner investor and have two properties (4 plex and a SFH). I am looking into cost efficient CRM systems really just for tracking leads and properties and finding motivated sellers. Obviously, I have seen a lot of older posts around podio and investerfuse. Any really cost efficient options that are recommended? I don't wholesale or flip properties, just buy and hold. Thank you!
