Lease Option Marketing???

I'm currently trying to market a lease option in Pittsburgh, PA. Its a duplex but I would like to lease option it as a single family. Would it be necessary to re-zone it as a single family home? Also, whats the best way to market this property? Since the house does need repairs, I'd like to market it in a way that the lease option tenants do the repairs. I can definitely work around the tenants circumstances with terms and price. Whats the best way to approach this situation from a marketing standpoint?
