What questions do you ask when a potential lead calls?

I'm getting ready to send my first batch of direct mail out and I want to be prepared if the phone rings. Obviously I would ask the address but are there a list of questions that you usually ask or do you just determine they're interested in selling and set up a time to look at the property?
