For Sale by Owner

Hi, I want to sell my single family house on my own. I am reinvesting a good portion of my equity into a side by side multifamily house. I plan to live in one of the apartments and rent or AIRBNB the other. Does anyone have feedback on using the For Sale by Owner platform?

FSBO needs to plastered everywhere. You can list at Zillow.com for free. You will be overwhelmed with agents & wholesalers, so be prepared for that. I sell FSBO and when someone calls I ask "Are you an agent or are you a wholesaler". Agents will usually tell you.

But wholesalers will say something like "I work for a company that uses technology to put buyers & sellers together". That tells you immediately they are wholesalers, they don't want you to know they are wholesalers and I for one wouldn't trust them if they can't be honest about it.

Also, some services only charge $300 to list you in the MLS and you offer the buyer's agent 2.5% That seems to work too.

A lot of sellers find someone in the neighborhood has a family member or friend that would be interested in moving into the neighborhood.

FSBO isn't for everyone. You have to be available, understand comps & appraisals and paperwork and negotiations, not take it personally when they criticize the house, understand lenders and preapprovals, inspections, etc. Use an escrow company.
