Managing property showings

Hi everyone,

I'm a relatively new investor with a couple of units and I am planning to move away from my property manager. I live in a different state and my big challenges were management, maintenance, move-in, move-out inspections and showings.

I did some research for software and I think rentredi is a good start for management and there's an option to work with latchet for maintenance. I think I can find some companies for doing the inspection as well ( Need to figure out.. problem for later since PM is handling it currently). So I think the only unknown for me is to deal with property showings and handling keys. I can market and publish listings with rentredi but I don't have a way to show the property to prospective tenants, how do I handle this?
I have read about hiring a realtor but I think they charge 75% of first month's rent, but I think just showing itself will do it since I can pay a premium and publish in many websites. Might be wrong here and that's something I'd want some advice as well.
Having an open house and paying per hour for the showings probably suits me but how do I find them and how do I handle the keys? Would be really helpful if I'm able to figure out this final piece to move away from PM.
