House Rules for Renting Out Private Rooms

I close on a turn-key property this week. While I was going to rent out the house 4 bd/2bath to one person/family, I've decided to rent out the individual rooms instead. This will be a first for me. Does anyone have a "cheat sheet" as far as house rule must haves? I know the basics of what I will and won't allow, but I'd like for any and all suggestions on things I may not be thinking about. Any help is greatly appreciated.
