Advance rent payment

Hello,

I am in the process renting out my freshly remodeled single home. What do yo guys think that one of the applicant want to pay for the full year rent. I screened his credit which come back 830, clean background check. He is retired , he is saying that he rented out his condo another town and he just want move here with his new girlfriend.
