Advice needed on potential tenant situation

Our first rental is rent ready ! Yay! So now we are looking so some advice on a particular situation.

We have a potential tenant who would like to sign an 8 month lease so they are free to buy a house come spring when a lot of houses hit the market. They have 2 dogs and 2 cats. Willing to pay $2,000 pet deposit, $300 extra rent each month, plus 4 to 6 months rent in advance. Later she messaged me again saying they would be interested in garage space as well for another $200/month. (We have three separate garage storage units). Their lease would expire end of March. Then they requested a month to month until they buy. She said they have spotty credit, but father in law is willing to sign lease. Insist her pets are great and they will be very open when they are ready to end lease giving us plenty of notice.

We were wondering how practical it is to start a lease in April for a new tenant. Are they trying to throw a lot of money out so it looks appealing and then become squatters.
