What are the best markets to invest in?

Goals; Cash Flow/income & financial freedom/security. I'm approved for $1.1M. I lost everything in 2009/10. I haven't bought any real estate since 2010. 

I've been living in Denver. Now I want to get back in the market and it's sooo expensive. I'd basically break even on renter/mortgage, if that. I'm looking at 700-800k for a crappy bungalow with a basement. I would make a single family home into 3 units, basement, garage ADU & main-i'd live in. But then, I'd be putting out at least another 100k+ just to add units.

I'm drawn to neighborhoods and cities that people want to be. but the cost to rent ratio is so high and doesn't make sense if I want a financial free future. I'm thoroughly confused and don't want to make the wrong move, I'm skittish from losing everything but not doing anything, isn't getting me ahead. 

Help!  What markets should I invest in, what should I buy...single family or duplexes/quadplexes? Is there an investor coach out there?  I'd welcome any feedback. Thanks so much, Tracie
